FWC Ltd is a Warehousing Complex centrally
located on 9 Acres of flat land in the Freeport area, just 2 minutes
off the highway. This is an ideal location for any distribution
business or warehouse facility. There will be 19 units @ 10,000 sq.
ft, dimensions are 100’x100’. Selling price for these units are $3.8
Million.
FWC Ltd is a Management Company set up to run
the Warehousing Complex when its completed. It is presently owned by
C.I.L. Property Development Co. Ltd a wholly owned subsidiary
of C.I.L. (Caribbean Industries Ltd.) a 39 year old company
with interests in Manufacturing, Export, Retail, Wholesale &
Services.

What is included in the price?
This entitles you to a deed for your warehouse of 10,000 sq. ft. on
10,000 sq. ft land. This also covers 1 share in the ownership of
FWC Ltd, there are 19 shares, so you will own 1/19th of all
common areas 190,000 sq. ft land, driveways, standby generator,
common office areas and much more.
What are the advantages of a warehouse complex of
this type?
Everything can be done more cost efficient with volume. One example
Security guards. A single guard 24 hrs/day at a stand alone
warehouse is approx. $18,000.00 per month. FWC Ltd will have 3
Guards for the complex,, the cost per unit will be approximately
$3,000.00 per month. A monthly savings of $15,000.00 per month per
unit. This can be expanded to garbage collection, Insurance
premiums, and a host of other items.
How will electricity be handled for the complex?
FWC Ltd will have its own Kiosk & Transformers along with a
meter for each unit and one for the common areas. Each unit will be
provided with a 200 amp 3 phase 220V supply panel, along with
minimal lighting (4 Hi Bay Lights) and plugs to pass electrical
inspection. Whatever additional electrical work that you may require
can be done as an optional extras.
What about approvals?
All approvals for a project of this type will be done by the
developers C.I.L. Development Co Ltd. Including Town & Country, WASA,
Fire Etc.
What about parking of containers, loading & off
loading of trucks etc.?
A loading area of 20’x50’ is provided within your warehouse. This
can be locked with one 40’ container inside & additional secure
covered area for trucks vans etc.
What about parking of extra containers & cars?
You are allocated an area of 80’x20’ immediately in front of your
unit for parking. Additionally there is a common area for parking
provided for 60 cars and 30 - 40’ containers.
What about Security?
It is proposed that there will be 3 guards, 24 hrs/day on the
compound in 2 guard booths . There will be 48 CCTV cameras 1 in each
unit, the balance covering the compound with a 30 day recording
capability. The entire compound will be walled with electric gates.
This will mean a secure compound. Each unit will be fitted with
basic alarm equipment in the unlikely event of a break-in.
What happens in a power failure?
The entire common area lighting, equipment, offices, Guard booths,
ETC. will be fitted with a standby generator automatic transfer
panel to ensure the complex can function. Each unit has the option
of having its own standby generator installed. What about Toilets,
Offices, Mezzanine Floors? FWC Ltd is providing 3 toilets each with
its own washbasin per unit. Any other offices or special works etc.
can be done to your specifications as options.
What about flooding?
Each unit will be built 4’ above ground, so flooding in a unit is
unlikely. Each unit will have its own roof guttering system, to
avoid any problems of flooding. An underground drainage system has
been designed to take all rainwater off the compound. This area
presently does not flood.
What about Heat & Ventilation in the warehouse?
Any unit that will require a cool environment will have a choice of
2 optional extras. Radiant barrier insulation on the roofing and the
installation of 1 or 2 36” exhaust fans will ensure a cool
warehouse.
What is the water supply like?
Each unit is being supplied with its own separate 1000 gal water
tank & pump. This will be adequate for normal water consumption of
toilets etc. Additional tanks can be installed as an option for each
unit. This area has a good water supply so we do not anticipate any
shortages.
What happens if a fire starts in the unit next to
mine?
FWC is very concerned about fires and have the following plan
in place. Each unit will be completely sealed off from the unit next
door with thru the roof walls so a fire is unlikely to spread from
unit to unit. Each unit will also be equipped with its own smoke
detectors, heat detectors, Fire Alarm Call Point, 2 Bells all wire
wired to the main guard booth, so all fires can be caught early.
Finally, a fire protection system consisting of 39 hose reels 25,000
gallons of water and a High Volume water pump is included in your
cost.
Price Escalation - can the price of my unit
increase?
C.I.L. Property Development Co. assures buyers that once your
deposit is received before November 30th 2006, we will complete the
project at the agreed price. C.I.L. Property Development Co.
however, reserves the right to increase prices of unsold units after
this date, as construction costs are expected to increase. Should
any unforeseen situation e.g. devaluation etc. prices may also
increase.
How are the payments structured?
A 10 % deposit is required to book a unit. 15% is required on
completion of the foundations. 10% is required when the roof goes
on. 15% is required when the walls go up. The balance of 50% is due
when your unit is complete.
